EPC advice

When do you need an EPC in Northampton?

Selling, letting or checking an existing certificate? Start with these practical steps before arranging a new EPC for your Northampton home.

Start with the certificate you already have

Before booking an assessment, use the free GOV.UK energy certificate service to look up your property. Check that the address is correct and read the certificate’s expiry date. An EPC normally lasts ten years, so you may already have a certificate available.

Selling or letting your home

For a typical home in England, an EPC is required when it is sold, rented out or newly built. GOV.UK says you must order the certificate before marketing a property for sale or rent. Potential buyers and tenants should be able to see it.

Some buildings and situations have exemptions. Check the official guidance if you think one applies rather than assuming that your property is exempt. Listed or unusual properties may need a more specific discussion.

Use the rating as a starting point

The certificate rates a property from A to G and includes recommendations for energy efficiency improvements. Keep a copy alongside your property paperwork, and note any questions you would like to ask your assessor.

Arranging your Northampton assessment

If you need a new certificate, Northampton EPC lets you choose an appointment directly with Paul Kightley. The site’s booking section shows the available times and the price for your property size, with certificate lodging included.

If a buyer, agent or tenant is waiting for the document, mention your timescale when you enquire. Having the certificate question settled early gives you one less task to organise as your move or tenancy approaches.
